Why do I need a Phase I Environmental Site Assessment during a real estate property transaction?
For two reasons: First, a Phase I ESA conducted to ASTM Standards qualifies the buyer for the Innocent Landowner Defense part of the Superfund program; and secondly, a properly completed Phase I ESA will identify the potential environmental liabilities associated with a given property, thus assisting in determining actual property value.
When does OSHA require a specific program (E.G. lockout/tag out) to be written?
When the employer has more than ten (10) employees.
Does a respirator need to be fit-tested?
Yes. Generally, initially upon assigning the respirator to a worker and annually thereafter.
Does a forklift operator need to be trained?
Yes, all operators must be trained prior to operation.
